Today at Groundbreak 2026, Procore Technologies, Inc. (NYSE: PCOR), the leading global provider of construction management software, announced it is collaborating with IBM to enhance asset lifecycle management for owners by connecting Procore and IBM Maximo Application Suite, IBM’s enterprise asset management solution. The collaboration will focus on enabling a unified digital thread of critical data across the fixed asset lifecycle, with the goal of helping operations, maintenance, and facility teams get more value from construction project data, accelerate operational readiness, and manage assets more effectively.
Construction and operations are often managed in separate systems, creating a disconnect across the asset lifecycle. As a result, valuable information gets lost between the teams that design and build capital assets and those that operate and maintain them. This gap is especially apparent in the handover phase of a capital project, when operations teams rely on spreadsheets, emailed files, and separately stored documentation that must be reconstructed or re-entered before it can be used. Once assets are running, maintenance and as-maintained history stays in the operations system. This leaves owners making the next round of capital decisions without a clear view of how their existing assets have performed.
This new collaboration aims to close the gap. Procore Asset Management and IBM Maximo can give operations teams reliable asset data from day one, while providing a foundation to adopt more advanced asset management capabilities over time.
“Reliable operations depend on trusted asset data and a clear understanding of how assets are organized and connected,” said Kendra DeKeyrel, Vice President, Asset Lifecycle Management, IBM Software. “Getting that foundation right from the start is critical. By closing the gap between construction data and asset management, we’re enabling owners and operators to get up and running while laying the groundwork for AI, condition-based maintenance, and more proactive asset management.”
Procore’s system of intelligence gives owners a clear view of their assets from the start of construction through project completion. Procore Asset Management captures structured information on fixed, maintainable assets continuously as work happens, including submittals, inspections, and commissioning records, rather than assembling it as a one-time export at closeout. This can help teams reliably operate and maintain asset installations from day one.
By bringing these structured records closer to IBM Maximo, operations teams may start with access to trusted asset information to support maintenance planning, work execution, and ongoing asset management. Together, these capabilities would establish a more connected digital thread across the asset lifecycle.
“Transitioning from construction to operations should be a seamless handoff, not a chaotic reset caused by incomplete and siloed project data,” said Geoff Lewis, SVP of Product at Procore. “By working with IBM, we aim to provide customers with a verified digital record upon project completion that powers smarter, long-term capital planning.”
